  1. Buyers who want to buy from “For Sale By Owners” (FSBO’s) properties do so because they want to save the commission. They automatically discount the price they offer to reflect the commission that the owner had intended to save……..and often start their negotiations from below that new level.
  2. FSBO companies have little invested; they aren’t affected if your home does not sell. They got paid their entire fee up front; having to do very little whereas, Real Estate agents only get paid if the property sells!
  3. FSBO companies aren’t affected by how much you get for the home even if it does sell. They get paid the same, regardless of how much the owner gets.
  4. FSBO companies can’t negotiate price and terms for you. It is always recommended that negotiations have someone involved who is impartial and can mediate, where necessary.If the home does sell, FSBO companies aren’t affected if a problem arises and the deal doesn’t close.
  5. FSBO companies are not controlled by a governing body, therefore, not responsible or ethically bound for information provided.
  6. FSBO companies don’t have access to the detailed information on the Multiple Listing System (MLS) that is critical to do research to come up with the right market value price for your property. (Market conditions are constantly changing.)
  7. The property has VERY limited exposure through the FSBO website.
  8. Most FSBO properties don’t sell on their own. That’s a fact! The owner eventually ends up listing the property with a professional Realtor anyway.
  9. Many FSBO properties that do sell on their own usually end up dealing with a buyer who is working thru a Realtor. In the end, the owner ends up paying a Realtor anyway, but the Realtor’s prime focus is to negotiate for the buyer and not on the owner’s behalf.
  10. We include a team of professionals in our fees (We don’t collect until the home closes)
  11. There is nobody to sue if things go wrong, and at times, things do go wrong. Remember, FSBO companies have absolutely no accountability or responsibility in the transaction.
  12. By going the FSBO route, the owner is at an increased risk of mortgage fraud, which is not uncommon.
